One of the most misunderstood topics in real estate is also one of the most important parts of the home purchase process.
The threat of possible legal consequences leads practitioners in many industries to be increasingly cautious about what they say and do. As a result, the public receives increasingly inferior service.
We don’t want you to receive inferior service.
Our solution is to be clear about what we can and cannot do for you in regard to inspections.
Here are the important things you need to know:
* We don’t do inspections. And, it would be a conflict of interest for a CHR agent to inspect a house that one of their buyers was purchasing
* We try to be present during part of the inspection whenever possible. We have given you the name of a company that we have used for many years, but you are welcome to use who you want and research the company you pick (Although some reviews can be tainted from frustrated Sellers where the inspector may have found things they didn’t agree with). It is important that you schedule the inspection at a time that works for you and the inspector. Occasionally, this means that we may not be able to attend.
* We recommend you be there for some/all of the inspection. Its a great opportunity to spend in the property, measure, bring in a contractor for a quote.
* When present, we don’t usually follow the inspector around while he is looking at the property. We will be there when the inspector gives a summary of his findings.
* We may ask questions or make comments about items that arise from the inspection. We do this whenever we hear things that they don’t understand or that seem different from what they’ve heard in the past or that are new news. As a result of these questions or comments, the inspector may go back and recheck something. This in no way should be construed as the agent supervising the inspector. They are just trying to give you the benefit of their experience or trying to get clarification about issues that come up. Their questions usually arise out of their own curiosity and would be questions they would have if they were the buyer. Plus, if the issue is one that they need to address with the seller, we want to be able to explain it adequately and intelligently to the seller and his/her agent.
* Everything we do in connection with inspections is motivated by the desire to provide you the very best service possible. If we were the buyer, we’d want our agent to provide this kind of information. Just keep in mind … we are not the inspector nor do we play one on TV!
